What Counts as Water Damage
Homeowners insurance generally covers sudden and accidental water damage that originates inside your home, such as a burst pipe, a failed supply line, an overflowing appliance or water from a roof leak caused by a covered storm. Slow leaks that develop over time, neglected maintenance and seepage are usually excluded.
What Counts as Flood
Flood generally means water coming in from outside: overflowing rivers and creeks, heavy rain pooling and flowing across the ground, storm surge or mudflow. Flood is excluded from standard homeowners policies, no matter how severe.
Flood Insurance in Ohio
Ohio has creeks, rivers and low-lying areas where heavy rain can cause flooding, and a large share of flood losses occur outside high-risk zones. Flood coverage is available through the National Flood Insurance Program (NFIP) and through private flood carriers. NFIP residential coverage can include up to $250,000 for the building and $100,000 for contents, and most policies have a waiting period, commonly 30 days, before coverage starts. That is why you should not wait for a forecast.
How to Close the Gap
- Check your flood zone and history of water in your neighborhood.
- Add flood insurance if you are in or near a risk area, even if your lender does not require it.
- Add water backup coverage for sewer, drain and sump pump events.
- Maintain your gutters, grading, roof and plumbing.
- Create a home inventory so claims go smoothly.
